I’m a homeowner!!!

I just closed on this house yesterday. Near Houston, TX, where we are moving. I.. I still can’t believe it. I mentioned this earlier, that we’re trying to buy a house and more details will be posted later. Well, here we go. This was a pre-foreclosure house. It forecloses April 3rd. That means we had no choice but to close by Friday March 30 since they need 48 business hours to foreclose. I gave the offer on it a few weeks ago, and finally on Monday of this past week, on the 26th, we were given permission to proceed.

The sellers signed right away, they wanted to sell of course. But then it needed the bank’s approval, since it was a short sale (selling price is lower than the amount owed to the bank). It took the bank about two weeks to decide and to agree to take less money than they were owed, leaving us only approximately 4 business days to start the sale and close.

Now for those of you who are at all familiar with the process of buying a home, you know it usually takes a month to complete a sale. That’s 30 days. That’s not 4 days. So you can probably imagine how stressful this week has been for me and for everyone else involved.

I found an amazing mortgage broker when I was first searching for homes. He is my absolute hero. His name is Con Browne from First Houston Mortgage if anyone is in need of a loan. He works in other states, not just Texas. He’s amazing. He took control over the entire transaction, even though the real estate agent is supposed to, but the one I ended up finding was a noob and didn’t know anything. And got kinda mad when my Mom tried to teach her what she was supposed to be doing. Plus, she was only a few years older than me, so she was still rebellious. Anyway, he coordinated everything. He referred me to a homeowners insurance agent. He got me an attorney to sign my power of attorney document so my closing documents could be signed, since I could not be there in person. He coordinated with my real estate agent with the details. He communicated with the Title company to get the closing documents ready. He did everything in four business days, I doubt anyone else could have done this. I.. I cannot say how impressed I am by everything he did for us.

So, the sales prices is $129,000, and the house is actually valued at $145-150,000. So we got an amazing deal, plus it was larger than all the other houses in our price range. It’s a 3 bedroom and a 2.5 bath. The house is approximately 2,960 square feet and the lot is approximately 9,415 square feet. It was built in 2000 so it’s only 7 years old. I am soo sad that I haven’t seen my own house yet. My hubby-to-be visited the houses with our agent cause he drove through Houston on his way back from his military training. I bought the house in my name only, since we’re not married yet, it was just easier and much less hassle this way. It was hard enough running around getting a power of attorney notarized and overnighted to Texas, then running to the bank the next day at closing and wiring the closing costs. And early this week I had to ask my boss for a letter of transfer so I could actually get the loan, cause I had to prove I’ll be a primary resident. So it’s a good thing he already started my transfer paperwork and spoke to the regional HR and got things going. We had to work on the wording of the letter to make it truthful, since I’m not moving just yet, but also make it sound like I’ll be in the other office soon enough that it’s still within the laws of primary resident.

I’m just really happy right now. This is the biggest thing I’ve ever done and it’s such an amazing moment to know I worked hard and I earned this. It feels so amazing do have accomplished so much so early in my life. I really feel like we’re on the right track. Sure, we’ll have struggles coming up with me being the only one working and him being in law school, but we’ll make it work, and if I don’t crack from the stress and kill him, we’ll be just fine.

I’ve been so sick this week. I’m not even sure if it’s a flu or cold or just stress. My entire body muscles hurt, especially in my neck, and I’ve been taking advil. I’ve still got a bit of a sore throat though. But otherwise I’m feeling better. So I apologize if I left out any important or interesting details. This whole week was just insane for me every day something crazy was going on and some major decision had to be made, but now that it’s all over, it’s all a giant blur and I can’t think of any crazy things to tell you about. So if a comment brings out a memory of something I think you’d be interested to hear, I’ll just edit and add answers to this blog.
